  1. Check-in and check-out

Check-in time is from 3:00 PM to 8:00 PM on the day of arrival.

Check-out time is no later than 10:00 AM on the day of departure.

  1. House Rules
  • Each cabin provides perfect comfort for two adults. In the case of families, we allow up to two adults and two children (up to 17,99 years of age) to be accommodated in each cabin. There is a surcharge for children older than 15 years.
  • If the number of people in the cabin exceeds the maximum allowable limit (2 adults with up to 2 children), we will kindly ask you to rent an additional cabin to ensure proper accommodation. Cabin can only be used by guests who are duly registered at Cabino with a valid identity document. Otherwise, it is understood that the guest is violating the rules, thereby agreeing to pay a fee of 300 EUR, along with immediate cancellation of the reservation, where Cabino Fresh Air Resort (hereinafter referred to as Cabino) retains the entire reservation funds. Cabino can charge a fee even after the guest’s departure.
  • Children up to 14 years of age must not be left alone in the cabin without parents’ supervision.
  • Visits from external guests are not allowed in Cabino.
  • Cabino is a quiet resort where guests are looking for relaxation. We kindly ask everyone to be considerate, contribute to the peaceful atmosphere, and ensure that their activities do not disturb other guests.
  • There are quiet hours in Cabino Fresh Air Resort between 10:00 PM and 7:00 AM. During this time actions that may disturb other guests at Cabino are not allowed. In the event of a disturbance of the peace, a representative of Cabino will notify the guest. If the disturbance continues, Cabino reserves the right to inform the police, cancel the guest’s reservation, and retain the full payment for the reservation.
  • Smoking, as well as the use of incense and essential oils, is strictly prohibited in Cabino.
  1. Reservations

The Terms and Conditions agreement enters into force with binding confirmation of the offer. Once the offer is confirmed, the Terms and Conditions agreement is accepted entirely.

These Terms and Conditions apply to all reservations made through any platform, such as via agencies, direct booking, online intermediaries (Booking.com, Airbnb, Expedia etc.), unless explicitly stated otherwise in the confirmed offer.

Reservations can be made by phone, email, using our online reservation system on cabino.si website or through online booking platforms (Booking.com, Airbnb, etc.). Reservation will be confirmed after successful payment according to the offer. Payment can be made with a valid credit card or bank transfer to Cabino Resort bank account on request.

  1. Cancellation Policy

Cabino Fresh Air Resort reserves the right to cancel existing guest reservation in exceptional circumstances, such as force majeure or any other circumstances beyond the control of Cabino Fresh Air Resort, about which the guest will be notified as soon as possible.

In this case, the guest is entitled only to a refund of the amounts already paid for reserved services and is not entitled to claim compensation for any damages and/or additional amounts. Cabino Fresh Air Resort shall not be liable for any other damages.

Cancellation policies may vary depending on the reservation method. The cancellation policy listed below applies to direct reservations made through the cabino.si website, via email or by phone.

Cancellation Policy: The guest can cancel free of charge up to 60 days before arrival. If the cancellation occurs within 60 days of arrival, the guest will be charged 50% of the total price. For one-night reservations, cancellations within 60 days of arrival will result in a 100% charge of the total price. No-shows or early departures without prior notice will be charged the total price of the reservation.

  1. Guarantee Terms

A credit card is required as a guarantee for your reservation. Your credit card will be charged in accordance with the reservation and cancellation terms.

  1. Required documents

Upon arrival, in accordance with the law, we will require a photo identification document from each guest. Valid documents are: a passport, national identity card or driver’s license. A valid credit card with sufficient coverage is mandatory for check-in. If the guest does not have or does not wish to settle their obligations with a credit card, they can do so by transferring 100% of the offer or reservation amount to the Cabino bank account or by payment in cash.

  1. Smoking and Cleanliness

Smoking is not permitted within the premises of Cabino. Smoking indoors is also legally prohibited. The use of incense and essential oils is strictly prohibited inside the cabin. In the event of smoking inside the cabin or use of incense, you will be violating Cabino rules, and we will be compelled to charge a deep cleaning fee of at least 400 EUR. We strive to provide our guests with clean cabins. In the event of significant stains or damage to our property, you agree to pay a cleaning fee of at least 350 EUR or according to the extent of the damage incurred.

  1. Loss and Damage of Guest Property

Unfortunately, we cannot be held liable for property loss or damage or for damage suffered by you or anyone in your company during your stay at Cabino. You also agree that, in the event of the arrival of the police, you will cooperate with state authorities and do your best to assist in the detection of fraud/theft.

  1. Malfunction complaints

If there is a malfunction in the cabin, the guest must immediately inform Cabino representatives and allow them to rectify the issue within a reasonable time frame.

If the guest does not do so, we reject any possibility of subsequent complaints or requests for a refund. You hereby expressly agree to waive your right to make a claim or claim a refund of (part of) your money after your departure.

  1. Events

At Cabino various business or private events such as weddings, seminars, team-building activities and similar events occasionally take place, which could affect your stay at Cabino. To avoid any inconvenience, we kindly ask you to inquire about any events before confirming your reservation, especially if you believe it might disturb you.

  1. Access and Right of Entry

We reserve the right to enter the cabin at an appropriate time and for justified reasons. Employees of Cabino Fresh Air Resort and maintenance personnel may, for justified reasons, enter the cabin at any time and without prior notice to guests, especially for urgent maintenance work and inspections.

  1. Heating and Air Conditioning

All units at Cabino are individually air-conditioned. Guests can adjust the temperature in their cabin individually and can also turn off the air conditioning entirely. During the winter season, the recommended room temperature is between 20°C to 22°C. The cabin is heated during the winter season using individual air conditioning units and underfloor heating in the bathroom. The temperature of the underfloor heating is set by Cabino staff; guests do not adjust the temperature of the underfloor heating themselves. The air conditioning unit must be turned off when leaving the cabin, as well as when guests have the terrace doors open.

  1. Parking

Parking in our parking area is the vehicle owner’s responsibility; Cabino is not liable for any damages. Parking is complimentary for Cabino guests. We kindly ask you not to leave valuable items and money in vehicles, as we do not take responsibility for the security of your belongings.

  1. Pets

Pets are not allowed in Cabino. In the event when a guest brings a pet or animal into the accommodation unit, we reserve the right to immediately cancel the reservation and retain the full amount of the reservation. If that occurs, the guest agrees to pay a cleaning fee of at least 250 EUR.

  1. Payment

The accommodation can be paid in cash, with credit/debit card or by bank transfer to the Cabino bank account prior to arrival. In the event of early departure, regardless of the reason, Cabino retains the full reservation amount. Discounts do not add up. We accept the following payment cards:

  • Credit cards: MasterCard, Visa, Apple Pay, Google Pay.
  • Debit cards: Maestro, Visa Electron.

Payment with American Express is not available.

During the reservation process, we will charge your card as indicated in the offer. If the card does not have sufficient coverage at the time of reservation and payment for the reservation is not possible, Cabino Fresh Air Resort will notify the guest and attempt to find a solution. If the guest does not cooperate, Cabino reserves the right to cancel the reservation.

Upon arrival, we will charge your card for the remaining amount as indicated in the offer. If the card does not have sufficient funds, payment for the accommodation will need to be made in cash or by bank transfer to Cabino bank account before check-in.

Additionally, upon check-in your card will be blocked for the amount of 300 EUR as a security deposit for potential damage in Cabino. The blocked amount will be released within 30 days upon guest check-in, if no damage has occurred. All obligations, including additional expenses, must be settled before check-out. If a guest forgets to report damage caused in the accommodation unit or consumption of other payable services and products that have not yet been settled, Cabino reserves the right to charge their payment card for these costs after the guest’s departure.

  1. Prices

All prices are in Euro (€ / EUR), other currencies are not accepted. Accommodation prices include the legally required VAT, unless otherwise stated in the offer. The prices include only what is stated in the offer and what prices or special offer includes and is confirmed or reserved by the client.

If you are entitled to a refund, payment will be made within 45 days of the approved refund request. Refunds during force majeure (earthquake, flood, natural disasters, epidemic, etc.) will be processed within a maximum of 120 days.

  1. Tourist and promotional tax

The tourist and promotional tax are not included in the accommodation price and will be charged additionally at check-in. The tourist and promotional tax must be paid by each checked-in person per day, with children under the age of 7 exempt from payment.

  1. Agreement on Credit Cards and Damage Policy

The guest agrees to Terms and Conditions, responsibilities for expenses related to accommodation rental and other services, as well as any damage exceeding normal wear and tear during the rental period.

In the case of significant stains on inventory or equipment, you agree to pay an additional cleaning fee of at least 350 EUR.

For damages to inventory or equipment, actual repair or replacement costs are charged, increased by 30% for handling and administrative expenses. The same applies to the loss of inventory or equipment (towels, keys, linens, kitchen equipment etc.).

The cabin key is provided at check-in and must be returned to Cabino staff upon check-out. In the event of a lost or undelivered key at check-out, Cabino reserves the right to charge the guest for the replacement cost of the key and pendant.

Damage intentionally or unintentionally caused by guests that would obstruct further use of the cabin, other spaces, inventory or equipment, leading to loss of revenue due to inability to use, will be determined by an independent expert. The guest bears the cost of an independent expert as well.

The guest allows these charges to be applied to the credit card even after the guest’s departure, if the guest fails to report the damage during their stay or at check-out to Cabino staff. In the absence of alternative means of payment, the guest expressly authorizes Cabino to charge the guest’s credit card for payment of all listed items. Cabino may also obtain any funds or credit cards from other agents or intermediaries (AirBnB, Booking.com, Expedia etc.). If payment becomes necessary, Cabino will inform the guest in writing (over e-mail).

  1. Discounts

Discounts are granted exclusively with the appropriate proof of the discount received.

  1. Miscellaneous / Other
  • During the rental period, it is strictly prohibited to conduct any commercial activities at the property and inside the cabin, including recording videos or taking photos.
  • Any use of candles, torches or similar devices is not allowed in the living areas and Cabino premises without direct approval from the Cabino staff. The use of the outdoor fireplace /grill is permitted only by request and with the approval and presence of Cabino staff.
  • The use of drones in Cabino Fresh Air Resort area is prohibited without prior permission from the Cabino staff.
  • Guests are not allowed to store bicycles inside the cabin or on the terrace.
  • Guests are not allowed to do laundry in the cottage.
